Four things every Brisbane
home buyer should understand

1 — THE AGENT’S INCENTIVE

The selling agent’s commission is a percentage of the sale price. Their legal obligation is to achieve the best outcome for the vendor — not to help you buy at fair value. This is the starting point for understanding every interaction in a property purchase.

2 — THE PRICE GUIDE GAP

Price guides in Queensland are less common than in other States, and for an auction campaign they are not legally able to be provided.  When buyers rely on the selling agent to ‘guide’ them on price, the gap between that price guide and an independent market analysis is often significant — and it’s where buyers can sometimes overpay.

3 — WHAT INSPECTIONS MISS

Most buyers walk through an open home focused on what’s appealing. The things that determine a property’s true cost — structural integrity, water ingress, non-compliant additions, drainage risk — are mostly invisible to an untrained eye.

4 — THE AUCTION ENVIRONMENT

Auction environments are designed to generate urgency and competitive pressure. Auctioneers are professionals who run them weekly. Most buyers attend a handful in their lifetime. That experience gap consistently costs buyers money.
